A Brief History of Mediatrix Homes
Mediatrix Homes is the leading real estate developer in Northern Mindanao since 2018. In this special feature, we would like to take you on a brief historical tour on the achievements of our company. Here is a timeline of the company’s completed projects.
2000: Birth of the Company: Accomplishing Dreams, Fulfilling Luxury
Status: 65% Sold Location: Upper Turno, Dipolog City, Zamboanga del Norte
Mediatrix Homes opens in Dipolog City on October 6, 2000. The company also opened its very first project, Mediatrix Hills Subdivision, located in Upper Turno, Dipolog City, Zamboanga del Norte. The millenium was an era of homecoming. Filipinos working abroad started to reap the results of their hard work. Mediatrix Homes began as a luxury real estate residential development that provided American inspired homes to overseas Filipino workers who were searching for high-quality homes located in a high profile residence.
The project is a suburban first grade subdivision characterized by rolling terrain, large lot cuts and a more free flowing, open plan. In the heart of the subdivision is a club house with swimming pool and basketball court.

2002: Lorenzo Gardenville I: Mediterrnean and Coastal Inspired Homes
Status: 70% Sold Location: Upper Turno, Dipolog City, Zamboanga del Norte
The company continued to develop nearby lands neighboring its first project. The company during this time, embraced the Filipinos love of Mediterranean and Coastal Inspired design. Hence, it created Lorenzo Gardenville 1 which is also located in Upper Turno, Dipolog City. This project particularly took inspiration from Mediatrix Hills free flowing and open plan. People are naturally attracted with the houses’ endearing and delightful design.





2004: La Gardenia: Affordable Townhouses
Status: Sold Out Location: Upper Turno, Dipolog City, Zamboanga del Norte
Another project in Upper Turno, Dipolog City developed by Mediatrix Homes is La Gardenia. This time the company made townhouses priced at Php 750,000.00 with a 100 square meter lot cut. It’s sure worth more than double now. Houses in this project are either duplex or quadruplex. Sold out by 2008, it has become a small charming community. Residence welcome each other with warmth and acceptance.


2006: Lorenzo Gardenville II: Earthly Townhouses
Status: 70% Sold Location: Upper Turno, Dipolog City, Zamboanga del Norte
By 2006, Mediatrix Homes continued to develop the estate in Upper Turno. Upon entering the main gate of the Lorenzo estate, one will see contemporary white townhouses with earth accents. This is an example of the developer’s ability to adapt to the needs of the market in real time. 101 square meters of floor area constructed at a 100 square meter lot which also includes a balcony and a carport, now that’s an accomplishment in design.

2007: San Jose Valley: Experience Luxury at New Heights
Status: 30% Sold Location: Lower Dicayas, Dipolog City, Zamboanga del Norte
Completed at 2007, San Jose Valley is a subdivision located in Lower Dicayas, Dipolog City. Characterized by a high terrain with a free flowing plan, houses may have spectacular views of the Linabo mountain or the vastness of Dipolog City’s combination of urban and country landscape. It’s homeowners are invited to hike to the peak of San Jose Valley and just watch in awe to how the sun rises and sets on the sea’s horizon.


2008: Rufina Heights: The Beginning of Socialized Housing
Status: Sold Out Location: Lower Dicayas, Dipolog City, Zamboanga del Norte
Mediatrix Homes in compliance of Batas Pambansa 220 made its first socialized housing project in Lower Dicayas, Dipolog City. The company at this point explored the public, private employees and overseas worker market that can afford low cost housing. The company also started its relationship with PAG-Ibig. This public and private partnership made it possible for many Filipinos to afford their own property. Priced at Php 350,000, people may purchase a bungalow with a 60 square meter floor area built in a lot with 70 square floor area. What a deal back then!


2008: Woodwind Mansion: The Birth of Ozamiz Projects
Status: Sold Out Location: Gango, Ozamiz City, Misamis Occidental
Mediatrix Homes Ozamiz, spearheaded by the founder’s eldest son, E. Khristian L. Tan, opened in 2008. It opened a 1.7 hectare residential subdivision, its first project, in Gango, Ozamiz City. Located just less than a kilometer from the airport, Woodwind Subdivision provided a combination of high-end housing and middle-cost housing for the Ozamiznons. By the end of 2017, the project is now sold out.



2009: Timberland Homes: Affordable Housing in Ozamiz
Status: Sold Out Location: Gango, Ozamiz City, Misamis Occidental
Timberland Homes became the first socialized housing project in Ozamiz City. With over 60+ housing units, it has been sold out since 2013. Located in Gango, Ozamiz City, this little haven is a quiet and peaceful place.



2010: Madison County: Build, Build, Build
Status: Sold Out Location: Upper Dicayas, Dipolog City, Zamboanga del Norte





Realizing that there is a growing and continuous demand for affordable housing, the company quickly jumped in to its next socialized housing in Dipolog City. Madison County Subdivision is a 4.5 hectare subdivision located in Upper Dicayas, Dipolog City. This particular project is the closes to Dipolog City’s urban center. This is the primary reason why many Dipolognons and migrants want to own a property here. Madison County Subdivision was sold out in 2012.
2010: Lorenzo Gardenville III: A Community with a School
Status: Sold Out Location: Upper Turno, Dipolog City, Zamboanga del Norte
Three of the primary tips when hunting for a property to invest in are: LOCATION, LOCATION, LOCATION. Lorenzo Gardenville 3 is just at the heart of the entire Mediatrix Homes estate in Upper Turno. The community is just adjacent to Dipolog Community School or popularly known as “Dipolog Chinese School.” The community also has wonderful views of the Linabo Mountain.


2011: St. Stephanie Estate: Living the Serene Life
Status: 95% Sold Location: Malaubang, Ozamiz City, Misamis Occidental
Just within Malaubang, Ozamiz City, lies this 4.9 hectare estate. Ozamiz City needed a developer to answer the housing demand in the city. Ozamiznons have suffered from poor planning of many residential subdivision projects, substandard house construction and dubious developers ever since. It was only when Mediatrix Homes came that Ozamiznons gain confidence in investing in real estate. The company has always cared to protect its clients’ investment.
St. Stephanies estate, is the second socialized and economic housing project of Mediatrix Homes in Ozamiz City. At this moment, St. Stephanie estate is 100% completed and 95% sold.




2012: Madison County Phase 2: Expansion
Status: Sold Out Location: Lower Dicayas, Dipolog City, Zamboanga del Norte
By 2011, the company has acquired a property adjacent to Madison Phase 1. The company developed it to become Madison County Phase 2. By its opening, the project was already over 50% sold. The project is also a combination of socialized and low cost housing priced from Php 450,000 Php to Php 1,800,000. By 2015, the project is completely sold out.


2013: Madison County Villaflor: And Everything in Between
Status: 30% Sold Location: Villaflor, Oroquieta City, Misamis Occidental
Mediatrix Homes opened its third office in Oroquieta City. As it’s first project, it opened its socialized and economic housing development in Villaflor, Oroquieta City. The estate totals 2.4 hectares.

2014: Doña Justina PAG-Ibig City: Why not a Whole City?
Status: 80% Sold Location: Turno-Sinaman By Pass Road, Gulayon, Dipolog City, Zamboanga del Norte
As many migrants continue to increase in Dipolog City, so are the demand for affordable housing. Opened in 2014, Doña Justina PAG-Ibig City has 2 Phases. Phase 1 was already sold out in 2017 while there are only about 35 percent of the inventory left in the last month of 2018. It’s a project wherein accessibility is top priority. Accessible and connected to Dipolog City’s major roads, it’s short distance from the city center makes investing in these properties very reasonable.
Amenities include a full sized basketball court and 24 hour security guard house.


2015: The Emerald: The Gem of Bagakay
Status: 15% Sold Location: Bagakay, Ozamiz City, Misamis Occidental
This project is located along the Ozamiz-Pagadian highway. Great for investors who are looking for properties in between Ozamiz and Tangub City. Just 3.5 Kilometers away from Ozamiz City Center, an investor may find a haven where peace and serenity greets him unlike the the hustle and bustle of the city. 2015 to 2017: Doña Rufina Heights: Affordable Housing in Bagakay, Ozamiz City
Status: Phase 1- Sold Out Phase 2- 15% Sold Location: Bagakay, Ozamiz City, Misamis Occidental
After St. Stephanie Estates sold out in Malaubang, Ozamiz City, Mediatrix Homes developed another project site solely for socialized housing in Bagakay Ozamiz, City. By 2016, Phase 1 of Doña Rufina Heights the was sold out. By the following year, it opened Phase 2 and it is the only most affordable socialized housing available in the region.

2018: Mountain View Residences:
Status: 40% Sold Location: Upper Turno, Dipolog City, Zamboanga del Norte
Adjacent to Lorenzo Gardenville Estate is Mountain View Residences. Currently at its pre-selling phase, many already invested on its model Eve. Located just 3 kilometers away from the Dipolog Rotunda, this is a highly sought after property by many Dipolognons, migrant from other towns and balikbayans.
