What is Green Summit Realty and what is your role in the company?
Marissa Villamil: Green Summit Realty and Management Consultancy, Co. is a partnership company. It is both a realty and management consulting business enterprise.
I’m the managing partner of Green Summit and I oversee the overall operation of our company, but am ably assisted by my partners Atty. Jinky Ajero and Atty. Jordanne Antonio in running the business.

What services do you offer and who are your clients?
Marissa Villamil: As a realty company we specialize in three services:
Brokerage– We help people to either buy or sell a home or a piece of property. However, right now we’re more focused on helping first time home buyers in getting one. We’re one of Mediatrix Homes, Inc.’s active brokerage group. Our program dubbed “titulo para sa bawat pilipino” is gaining wide acceptance and we share the pride of every homebuyer.
Property appraisals– Most buyers and sellers nowadays (except for subdivision projects) would require for property appraisal before either buying or selling a property. Maybe to make sure they’d get their money’s worth. The banks are our secondary client for property/asset appraisal.
We also facilitate in estate planning, ownership transfers and such other realty-related activities.
For our Management consulting activities, the business market requirement is varied. There are those needing business plans and feasibility studies. Others would require facilitation for strategic planning activities, team building and productivity improvement. We offer all these services and they are tailor-fit to a client’s requirement.
Formerly you worked in DTI and then in rural banking, how did you end up in the real estate business?
Marissa Villamil: Back in 2009, after my 18-year stint with the DTI, I was invited by the Rural Bank of Rizal to handle the corporate group and to guide them in product and enterprise development. At the same time, I also got an invitation from Mediatrix Homes, Inc. to join their company. I ended up serving both companies. I spent the first 15 days with Mediatrix Homes and the remaining 15 with the bank as the bank’s month-end reportorial requirement with the BSP was crucial.
In 2012, BSP issued a circular mandating banks that appraisals shall only be conducted by Licensed Appraisers. To comply with such requirement, the federation of rural bankers in the province organized a review class for the appraisers to prepare them for the licensure examination. I also took the review as I was also planning to take the examination.
During the review for appraiser’s licensure examination I was informed by the service provider that they were also conducting reviews for brokers. Having in mind the need of Mediatrix Homes for more brokers, I negotiated with the service provider that they conduct the review for the brokerage examination in Dipolog City. I invited my friends Atty Jinky and Atty Jordanne to join me in the review. It was in the review that the idea of establishing our own brokerage firm to be attached to Mediatrix Homes was conceptualized.
Not long after we got our Real Estate Broker’s License, Green Summit was born.
Right now, I’m still preparing for the real estate consultant licensure. I have still to earn the 10 years experience as required by law before I can qualify for licensure. But I am a Business Development Consultant, a licensed appraiser and broker.

How is Green Summit Realty different from other real estate firms?

In your 5 year experience with Green Summit Realty, can you relay to us some challenges you have encountered?
Marissa Villamil: There are a lot to speak about but generally, such challenges include a) changes in buyer preferences, b) shifting of political climates c) market volatility, d) economic pressures, e) evolving technology trends and f) keeping proactive and productive sales persons in the team are just some of the challenges we face every day.

- In close coordination with Mediatrix Homes, Inc., we are able to advance in the technological market arena. We keep a good record of available units where buyers can choose units from. Buyers get more excited when we are able to recommend a variety of housing units.

Not many may know but you have been a mentor and consultant of Mediatrix Homes for almost 10 years, how is the company different from how it was before and how it is now?
Marissa Villamil: In the past, Mediatrix Homes, Inc. prided itself as a developer of high and middle-end subdivisions inspired by its tagline “Accomplishing Dreams, Fulfilling Luxuries”. However, the economic slump in 2007 and 2008 were deeply felt by the company beginning 2009 when high-end buyers were affected by the great recession. It was a downturn that MHI has to face.
The market study showed that 80% of the demographics in the area of influence, were underserved and a vast housing backlog still continues to increase. This was the low income group. Seeing the huge market opportunity, the company then shifted to provide socialized and economic housing units to the new target market in partnership with Pag-IBIG Fund. This was the company’s blue ocean that allowed it to sail smoothly and to grow from 7 subdivisions to 23 subdivisions and still counting.
In the past, Mediatrix Homes could well be micro-managed. Today, with the growing number of employee population of MHI, Mediatrix management have learned to delegate and manage on a macro level to become efficient and productive. The people empowerment employed as a strategy for maximum productivity, has now reaped its fruits.

As an authorized seller of Mediatrix Homes, why do you think people should invest in the company?
Marissa Villamil: Firstly, when we talk of investment, what comes to mind is security of investment. This is what we offer at Mediatrix. “Ang titulo mo ay laging sigurado” is our promise and commitment.
Secondly, investments to be sound must offer a good return. Our units at Mediatrix are above government-mandated standards and priced competitively. This gives investors the edge. Typically, if buyers set their unit up for rent, it gives them a yield higher than the dividend yield. If they invest with the thought of selling their property, its return on investment (ROI) is always beyond the acceptable rate of 10%.
